Can I fax a home loan document?

Yes, lenders and mortgage servicers still accept many home loan documents by fax, especially signed updates, hardship forms, and supporting proof during a loan in progress. Closing documents are different: the note, mortgage, and deed usually need wet signatures or a supervised electronic signing, not a faxed copy.

That split is the key to the whole question. A home loan file has two kinds of paper: working documents that move the file forward, and closing documents that create the legal debt and lien. Fax fits the first kind well. It fits the second kind poorly, because a lender and a title company need to prove who signed, in what order, and with what identity checks, and a faxed signature page strips away most of that proof.

DocumentFax usually OK?Why
Hardship or modification requestYesSigned form plus income proof, reviewed by a loss mitigation team
Pay stub, bank statement, tax form as proofYesSupporting evidence, not the loan itself
Insurance or tax escrow updateYesRoutine servicing change
Promissory note at closingNoNeeds an original or a supervised electronic signing
Mortgage or deed of trustNoRecorded with the county, needs a recordable original

What should you fax during a loan application?

During underwriting, lenders ask for a steady stream of proof: pay stubs, bank statements, tax returns, employment letters, and explanations for large deposits. Fax is a reasonable route for these when the lender's portal rejects a file size or format, or when a loan officer asks for a page the same day. The practical tips are the same as for any financial fax: use the loan number on every page, send only the pages requested, and black out account numbers the lender does not need, such as a full account number on a bank statement when only balances and deposits matter.

Watch for the "all pages" rule. Lenders often require every page of a bank statement, including blank pages, because a missing page looks like a hidden account. If you fax a statement, count the pages first and say so on the cover sheet, so the lender can tell at once whether a page went missing in transmission.

What about refinancing, modifications, and payoffs?

Refinancing follows the same pattern as a purchase loan: working proof by fax or upload, closing papers by original or supervised signing. A modification or hardship request is more fax-friendly, since the lender's loss mitigation team often works from faxed packets and keeps a fax line just for them. A payoff request, by contrast, may need a written, signed request, and some servicers want it by mail or through a secure portal rather than fax, because a payoff figure is time-sensitive and fraud-prone. Ask the servicer which route they log fastest.

How do US and Canadian home loans differ?

In the United States, mortgage documents are recorded at county level, and recording rules drive the demand for originals. In Canada, mortgages are registered through provincial land registry systems, and lenders work through lawyers or notaries for closing, which again means closing papers are signed under supervision, not faxed in. Day to day servicing documents in both countries, such as insurance updates and payment change notices, are far more fax-friendly. The difference is less about the country and more about the stage: application and servicing papers travel well by fax, closing papers do not.

How can LetterAgent faxing help here?

You send a fax by asking your AI assistant. You get a per-fax quote with the page count verified, you approve the exact total, you pay once through Stripe, and the fax is sent. Only US and Canadian fax numbers are supported, and there are no inbound faxes. Fax through LetterAgent is in testing, so treat any fax plan as tentative until your assistant confirms it can send, and for any closing-related paper, confirm with your lender or lawyer first, since a faxed closing page is rarely enough.
