Can I cancel a timeshare by mail?

Yes, but only inside the rescission window in your contract and state law, often just 3 to 10 days from signing. Mail a clear written cancellation to the address named in the contract via certified mail with return receipt before the deadline expires, and keep copies of everything. Once that window closes, cancellation gets far harder.

How does the rescission window work?

Almost every state gives timeshare buyers a short cooling-off period, called rescission, running from the day you sign: commonly 3 to 10 calendar days depending on the state where the timeshare sits. Your contract names the exact window and, critically, the address to send the cancellation to. Read the contract tonight, not tomorrow: with a 3-day window, one lost day is a third of your rights. Send the letter so it arrives before the deadline, and do not rely on a phone call to the sales office: only the written cancellation to the contract's address counts.

Why certified mail with return receipt?

Because the deadline is everything and the developer has every incentive to claim your letter arrived late. Certified mail with return receipt gives you a postmark proving when you sent it and a signed green card proving when they received it. Keep both, plus a copy of the letter, indefinitely. If the developer disputes the cancellation, those three pieces of paper are your entire case, and they cost very little to create.

One addressing detail that sinks cancellations: send it to the rescission address printed in the contract, not to the sales office, the resort front desk, or the salesperson who sold it to you. Developers process rescissions through a specific department, and a letter sent to the wrong address can sit unopened past your deadline.

What if the window already closed?

Be honest with yourself about the options, because this is where the scams live. You can try selling the timeshare, but resale values are typically a small fraction of the purchase price. You can ask the developer about a deed-back or surrender program: some have them, quietly. What you should not do is pay a large upfront fee to a "timeshare exit company" that promises to make it disappear: consumer protection agencies have warned about these operations for years, and the legitimate ones do not demand thousands of dollars before doing anything. If the amount at stake justifies it, talk to a real attorney who handles timeshare matters in the state where the property sits.
